I'll block first and counsel Armstrong. Uh, thank you. Um, I think given the debate, uh, November 17th, uh, regarding looking at potential site - specific restrictions, which basically would mean that for certain uses, there would be public hearing necessary for the development permit. And that estaph report would be provided outlining details around that considerations and for consideration. Um, I think that is entirely appropriate to have that information before we close new information, uh, for public hearing. Um, I see that, uh, it would be incredibly problematic to do this after the rezoning. Um, and have to make changes to commitments or I - for land after, uh, it has been passed.
Yeah. I just want to say like, I think that there's a very large public interest on this particular issue. I think that the support for, you know, in the industrial zoning, um, however, there is a lot of concern in the community. And, um, I do feel that bringing the report after the public hearing, uh, just adds more uncertainty for the opening up of 200 plus acres of industrial land.

Sheryl Armstrong No

Manley. Pardon me, Councillor Armstrong. Thank you. I won't be supporting the deferral. I think it's very important that we go directly to public hearing as our normal processes. Also, I think it's important that we hear from the public before we even get that report to see which way they're leaning. It's, I think it's very important to get it done. And, uh, for the same reasons I said before, I don't support the motion for site specific zoning. We're already losing business. They wanted to come here that are no longer coming here because of that. So I don't want to take any, uh, any more chances that we're going to lose possible business because the site zoning could take us three to four years to even get something done. So. Not in favor of deferral.

Paul Manly Yes

Gusser Brock again. Thank you, your worship. Um. I'm, I'm hesitant to see this go forward without, um, having that report in front of us. And, um, because if we do rezone, we could see, um, proposals come forward with that our emissions intense. And, um, the, the health implications, the impact on, um, people living in Cedar, people live in on Gabriela and I are number four, iron number three, iron number two. Uh, that people may want to be able to weigh in on those things. And I'm not sure if we have a legal opinion, um, about, uh, what the implications are. If we had a building permit after zoning has passed where somebody wants to bring in emissions intense, uh, industry, uh, into this IR four newly IR for zone land, if and when that passage through, um, and so I would like to see us do our due diligence, uh, prior to that.
