Mr. Sims, if I may, I just want to ask Ms. Mercer, of course, as we are paying down debt. It's not as if this total is going to get added to the debt directly in the normal sense, because we're paying ringing down debt each year that passes before

This is completed. Yes, in a sense. Each year, the maximum of calculated or recalculated based on the previous year's Financial statements. And then any debt that falls off comes off any depth that's added is added on. So that number continually changes. And we have some substantive items finishing the next little while. Yes. The debt for this building, the VIC. And one of the fire stations is also,

I believe, coming do so. My point is simply this, for those who are listening and paying any attention. It's not as if we have 100 million dollars in debt and now we're going to have 179. By the time this project starts. Uh, we'll already have the servicing cost annually will eventually disappear for existing debt. So sorry to

Thanks, you worship. And I thought I just, well, we're paused at the funding page there. Just ask my question. Cause I wasn't totally clear in the report. Um, so here it says total seven funding 79. 4 million. And then Mr. Sims said all in budget of 79 million. Or 79 million. I'm just wondering like the report says total debt servicing 6. 3 over 20 years. So if I like the cost, including interest. Is that like, does that work out for like 127 million. Like when I take the interest rate. Like so like the all in cost or the all in budget over 20 years. Is unless I'm misunderstanding this, would it not be like 127

million. Three of your worship. Yes. That is correct. It would be 126, 400, 126, 490. Plus dollars. Okay. Okay. Thank you.

Schedule. From a scheduled standpoint. The team has developed an integrated master schedule collaboratively. The IPD model enables early coordination and planning. Allowing and construction. To progress concurrently. This approach reduces schedule risks. And positively impacts the project budget. This early coordination reduces redesigned during construction. Delays caused by incomplete information. And change orders and rework during construction. The result is a schedule built around constructability reality. Not just theoretical durations. Risk. One of the strengths of the IBD. Delivery model is structured, proactive, risk. Management. Through the preliminary validation phase. The IBT team has created a risk and opportunity register. As a team, we've identified the known and anticipated risks. And quantified them with probability and impact, not just from an understand point, but from a consultant and a contractor standpoint. Unlike traditional delivery models, the risk is a live document. It will be reviewed continuously throughout the project and updated. Currently, the primary risks that we've identified falling to the categories of market volatility and material pricing. Regulatory approvals, and scope alignment as a design advances. What is important is not that risks exist. All projects at risks. But the risks are visible, quantified and are managed actively. In addition to the rest we've tracked opportunities, these include scope optimization, procurement timing strategies. Value engineering led by trade expertise. And potential schedule compression. The project contingency is the aggregate exposure of all the risks identified. As scopes certainty increases and risks are mitigated, the contingency decreases. Under traditional delivery contingency, often disappears as change orders. It's reactive where IPD, the risk, or mitigated early, and the contingency drawdown. Is track transparently. Contingency is an IBD project. In an IPD project is a meaningful risk tool, not

Just a fallback fund. Thank you. Your worship. And just to wrap it up, should Council move forward with the borrowing bylaw and authorizing the project. We would continue to just immediately move forward. The project team is already built a momentum. And so this would just continue to the designs would get completed. The building permits. And as you saw in the schedule, we hope to be digging footings in the fall of this year. So we'd be bringing in the specialist consultants. And appreciate councils indulgence for the length of the PRESENTATIONS: I know I didn't win any points for time tonight, but. Quite honestly, this is a fantastic opportunity for a legacy for the community. It's really one of these generational type legacy projects that will allow us to continue serving serving our
