Thank you. Through you, just wondering if you could just elaborate on the portion that is being turned to the city to turn into parkland, and there's a

of this? Sure, thank you through Your Worship to Councillor Eastmere. This would be so the portion outside of the developed area, the sort of tan portion of the property, so that's largely environmentally sensitive, protected by watercore setbacks, proposed to be dedicated as park. So that would be turned over to the City as park dedication should the proposal move through to building permit application and construction.

Yeah, I'm happy to hear that. I will say we did receive some emails from members of the public about the natural value of this land, birds nesting on it, et cetera. It's good that the wetland portion is protected, of course, by our own regulations. So happy to see that. Good family-oriented density in this area. I'll just speak to the design advisory panels recommendations which included and led to the addition of raised sidewalks and pedestrian crossings which is great a better model of short-term bike racks and the addition of a landscape feature at the intersection which includes conifer trees as well as river rocks and boulders and some decorative stamping in the concrete so thank you to the design advisory panel

that correct yes effectively that's the discretionary approval okay the the consistent with the guidelines applicable. So that's the development permit area guidelines applicable to steep slopes and as well as general multifamily form and character. Yeah, so that part of it is if it's consistent with the guidelines effectively it's the correct course would be to approve the development. The variances, minor height variances are requested to buildings

outlined on the screen here. I just wanted to say Your Worship the variance requests are quite minimal and just thrilled to see 34 townhouses, family homes, near schools, sidewalks, raised sidewalks, I think an excellent

Gesselbrock? Question to staff. You know I know it's near Wally Creek and there's the wetlands and that and there was a letter from the stream keepers that have in the area extensively and I just curious was there any consideration in terms of and I'm not sure if it's the appropriate state of the development but that are looking at sort of like the permeability of services and has that already been sort of taken into consideration in this design just a slow water flow so that it's not kind of all rushing off the concrete services into

the wetland areas. Yeah through your worship to Council of Gesselbroeck yeah it would be at this at this stage and then further on as the plans are developed the city actually has quite well developed and progressive engineering standards related to managing stormwater on-site and and ensuring that the you're talking about the peak flows to the water courses are moderated sort of mimicking pre-development levels so yeah that we would be looking at and through the development permit would have the moderation of stormwater flows into the watercourses to mimic pre-development levels and that review would continue and the details would evolve when the civil engineering design review takes place through building
